LEAGUE's chief aim is the creation, buildup and transfer of wealth across generations of our Member-Partners' families. We do this because we believe that it is only by reaching past our own lifetimes to positively affect the lives of those who come after us, that we can make our financial goals truly meaningful and make the world a better place. Everything we do is a means to this end.
"Intergenerational Wealth" is a trademarked term used by LEAGUE to represent our focus on creating enduring wealth for the families of all our Member-Partners. LEAGUE believes in the power of Intergenerational Wealth and its ability to positively affect the lives or our Member-Partners, their families, and through its proliferation, the world at large. Upside Potential
We achieve these ends through the acquisition, development, and management of real estate properties with significant upside potential. As a part of this regime, LEAGUE uses various investment structures, such as private REITs and RELPs and earns its incentive fee as a percentage of the increase in value achieved by the investors.
LEAGUE's investments are designed to create long-term and sustainable returns for our Member-Partners through our property investment, development and management activities. Through our proven system of asset management, both the cash flow from, and the values of, these properties will be increased.
With pooled investments, such as the IGW REIT, our aim is to generate and continually increase monthly distributions our Member-Partners receive while continually increasing the value of their units. When properties are refinanced or sold, the equity will be used to acquire additional income-producing properties for the portfolio in order to further increase distributions and unit values for the Member-Partners.
High Yields
Our acquisition and value-adding strategy is straight-forward: We target investment opportunities with the potential to deliver high yields, in a range of residential, industrial, and commercial sectors in key geographical areas. When qualified acquisition targets are identified, legal entities are created and capital is raised to purchase the properties for the benefit of the participating investors. Once acquired, new financial targets are set, and the existing management personnel are augmented or replaced to ensure meeting our stringent financial targets. Our opportunistic but risk-averse strategy seeks to achieve long-term growth in investment value by:
- Focusing on prime assets in the commercial and residential sectors;
- Negotiating the lowest-possible purchase price from third-party vendors, and using vendor-financing whenever available and prudent to do so;
- Creating exceptional long-term investments with strong covenants, long lease terms, and growth potential;
- Enhancing returns through active management and development;
- Maximizing equity returns through optimal financing strategies.
Consistancy
By exploiting the knowledge of our experienced team, and through our alliances and partnerships with various third parties, LEAGUE is able to acquire, maintain, and dispose of strategic assets optimally. This practice is intended to create a consistently profitable portfolio, which is carefully balanced by sector and by geography.
Acquire. Finance. Balance.
Our policy is to acquire properties with high yield potential, finance them optimally and then spread the risk by balancing a portfolio of diverse properties across asset class and targeted geographic locations.
We concentrate on the fundamentals. The key to a property's attraction is its suitability, location, and efficiency for the tenants and their customers. LEAGUE's asset management and development teams understand this and can anticipate our tentants' needs, expectations, and technical requirements to keep them happy.
While leverage gives real estate an advantage over some other forms of investments, it can also create risk. But with prudent use of leverage, we maximize gains while seeking to protect our Member-Partners from capital loss. Generally, because we work within the most stringent parameters of our institutional lenders, our mortgages qualify for the lowest rates. As a result of the low interest rate attained, we receive the highest spread on the yield from the property and are able to provide our Member-Partners the best cash distributions possible.
Diverse Portfolio
In line with our acquisition policy, we aim to keep our portfolio of properties balanced across the commercial, retail, and residential sectors. This strategy underpins our ability to beat the shorter-term trends and sustain growth in the long-term.
With a diverse portfolio, LEAGUE offers investors many alternatives across a broad range of real estate sectors, including:
- Shopping centres and malls;
- Industrial parks and warehouses;
- Apartment complexes;
- Office buildings;
- Renewable energy projects.
Regardless of the specific property type, LEAGUE syndications acquire and develop properties primarily to manage and operate them as income-producing businesses for the long-term. Concurrently with managing our assets, we are regularly exploring opportunities for additional income from new acquisitions or development, and from providing income-producing leasing or tenant services.
